Conditions for Getting Turkish Citizenship by Property 

Turkish Citizenship Law’s Article 12 allows foreign investors to acquire Turkish citizenship in exceptional terms; with 18.09.2018 dated 106 numbered Presidential Decree, amendatory new arrangements have been made regarding the amounts mentioned in Article 20 of the Regulation on the Implementation of the Law.

Clients who want to apply for Turkish citizenship by property buying must choose a real estate amounting to at least USD 400,000 or equivalent in foreign currency. Our Turkey citizenship lawyers assist our clients in finding real estate suitable for naturalization. 

Before starting the purchasing process, it is obligatory for foreigners to make a valuation report, which is an obligation in buying a property. In the valuation report to be made, the value of the real estate must be at least 400,000 USD.

Another thing to consider when buying property is the payment to be made to the seller. In accordance with the legislation, the payment of the property to be purchased must be up to the amount specified in the foreign exchange purchase document.

The Foreign Currency Purchase Document is a document showing that the foreign currency was sold to a bank operating in Turkey to be sold to the central bank.

The most important criterion in deciding the real estate to be purchased for use in the citizenship application is whether it will be suitable for issuing a certificate of conformity. Our citizenship lawyers follow the criteria for the certificate of conformity and inform their clients.

It takes approximately 15 days to obtain the certificate of conformity. After the certificate of conformity is received by our lawyers, an application for a residence permit will be made for the investor.

According to the new regulation, the investor must give a fingerprint at the immigration office before applying for a residence permit. It is not possible to apply for a residence permit without a fingerprint. You will only need to spare a few hours for the fingerprinting process. 

After the completion of this residence permit process, the documents of the investor and his/her family, if any, will be prepared and a citizenship application will be made.

It takes 3-4 months for citizenship applications to be finalized. After the citizenship decision is approved, a confirmation announcement document will be given to us. With this document, the client’s passport and identity card applications will be made. 

Passport and ID card applications can be made in Turkey as well as at the Consulates of the Republic of Turkey.
